RV Park Policies
Welcome to Crowsnest River RV Park! These policies are designed to ensure that your stay is enjoyable and safe.
For the purposes of this document, Crowsnest River RV Park will be referred to as “CRRV Park.”
All tenants are required to comply with the policies outlined below. Failure to adhere to these policies may result in eviction from the park at the sole discretion of CRRV Park Management.
Please note that these policies supersede any prior rules or guidelines and are subject to change at the discretion of CRRV Park Management.
The CRRV Park season runs from May 15 to September 30, depending on weather and Alberta government regulations. Water may be shut off before the closing day due to unexpected cold temperatures.
Quiet Time is from 10:00 PM to 8:00 AM. All tenants must keep noise levels to a minimum during this period. Children are required to stay at their assigned sites during these hours.
Tenants may not rent, sublet, or loan their site.
All individuals in CRRV Park must observe common courtesy. Profane, abusive, or threatening language or actions directed at CRRV Park personnel or other tenants are strictly prohibited and will result in eviction.
Any tenants whose actions adversely affect the operations of CRRV Park or pose an imminent threat or danger will be evicted from the park.
Off Season Storage
Off-season storage for RVs is available for returning lessees from September 30 to May 14. Access to CRRV Park during the off-season requires prior arrangement with management and must be accompanied by a representative. A call-out fee of $50.00 per hour (one-hour minimum) applies for off-season access. You will receive notice of the day to inspect your RV.
Additional off-season storage for boats and OHVs is available in the secure fenced area for a nominal fee. Please contact CRRV management for details.
- A non-refundable deposit of $1,000.00 is due on or before October 1 to hold your site for the following season. The deposit is payable by cash, cheque, or e-transfer and will be applied to your annual lease fees.
- If your deposit will not be received by October 1 your RV must be removed from the site by end of day on September 30. If your RV is not removed by this date, a daily charge of $20.00 will be applied until it is removed.
- Annual lease fees are due in full by March 31 to secure your site for the season running from May 15 to September 30.
- Any additional costs associated with the RV and/or the site will be charged back to the tenant.
General
- All tenants are responsible for the security of their site.
- The operation of generators is prohibited throughout the park, except for non-serviced lots on the east side. If using a generator, it must have a low decibel level (49-53 dB) and a rated load of 59. Generators may only be operated between 8 AM and 10 PM. Ideally, a solar charging system should be used.
- Spikes or pegs longer than 6 inches, as well as objects such as (but not limited to) posts, decorative items, flagpoles, and satellite dish stands, may not be driven into the ground due to underground utilities. Any exceptions must be approved by CRRV Park management.
- Personal items stored under or around your RV must be neat and secure due to sudden strong winds. CRRV Park is not responsible for the loss or damage of personal items. Fabric-type skirting is permitted if it is windproof and aesthetically pleasing. If your site is creekside, minimize items stored under the skirting, as flooding may occur. CRRV Park management will determine unacceptable storage practices.
- Excessive plants and ornamental objects are not permitted. CRRV Park management will assess overall aesthetics to determine what constitutes "excessive”.
- Under Alberta Government regulations regarding the flood fringe, structures not integral to the RV may not be attached to the RV. All detached structures must have an approved plan from CRRV Park management before construction.
- Tent camping, sleeping in vehicles, or sleeping outside the RV is prohibited. Tents and tent-like structures are not allowed in the park. Solid-sided gazebo placement must be approved, and cannot be used as sleeping quarters.
- Tenants may not infringe on an occupied site unless invited by the occupant.
- Tenants are responsible for maintaining their site, including cutting the grass. A grass cutting service is available for those unable to cut their grass. Please contact CRRV Park management for more information.
Structures
- Tenants may not erect clotheslines. A small clothing rack for drying a limited number of articles is permitted but must be removed promptly to maintain a clean site.
- Deck boxes for small item storage are allowed if securely anchored against the wind. For sites in the flood fringe, deck boxes must be easily detachable for flood removal. Sheds are not permitted.
- All detached structures must adhere to RV Park aesthetics and require regular maintenance, including staining for wooden structures (decks, windbreaks, etc.). This includes those that were already on the site upon your arrival.
- All detached structures require prior approval from CRRV Park management, including a submitted plan with sketch. Structures must comply with park aesthetics and municipal guidelines, and must be properly maintained, including regular staining.
- Non-permanent decks are permitted, with prior approval, provided they do not exceed the length of your awning, are no wider than 10 feet, and are no more than 18 inches off the ground. Decks located in the flood fringe must have tow hooks for quick removal during a flood. If attaching a windbreak, its height must not exceed 6 feet from the ground.
- In-ground windbreaks are considered permanent leasehold structures and must remain with the site upon lease expiration. They must not exceed a height of 6 feet and their status is subject to management discretion.
- Any improvements deemed permanent by CRRV Park management cannot be removed at the end of your lease term. Clarify the status of any intended permanent structures with management prior to construction.
- Existing structures on your site are considered CRRV property and must not be moved or altered. They must also be properly maintained.
Fires & Fire Pits
- Fires are allowed only in approved fire pits, which include certified charcoal or gas grills and elevated fire pits that are fully screened.
- Fires must never be left unattended and should be maintained at a size that does not exceed the fire pit's confines.
- All tenants must adhere to provincial and municipal fire bans. No fires are permitted during a fire ban. However, the fire pits provided by CRRV Park are provincially approved for use during fire ‘restrictions’.
RVs and Vehicles
- Each site is designated for one (1) RV only, with the allowance of one (1) or two (2) motorized vehicles, depending on driveway size. Additional RVs, including campers, camper vans, and trailers, are not permitted. Parking on grass or roadways is prohibited.
- Overnight storage of OHVs, non-street legal motorbikes, and trailers is not allowed on RV sites. A designated secure storage area is available at no additional cost during the season.
- All RVs and vehicles must be movable within 24 hours of notice. If the owner cannot move the RV or vehicle, it must be removed by a third party at the owner’s expense.
- All mechanical repairs on RVs must be performed by a qualified person or authorized dealer. Please notify CRRV management in advance if a repair person or authorized dealer will be onsite.
- X-Chocks are mandatory for all RVs stored on-site during both the camping season and the off-season. RVs must be equipped with adequate chocks to prevent movement. Plastic chocks are not permitted as they can blow away. Recommended options include 6x6 blocks or rubber chocks for all tires.
Services
- All RVs must have a CRRV Park-provided backflow preventer on the water supply line. This device is an AHS regulatory requirement and cannot be removed for any reason.
- As the park's water is trucked in, please ensure all taps and toilets are not leaking or left running when not in use. The use of CRRV Park water for outdoor watering, washing vehicles/RVs/OHVs, or any form of vegetation watering is strictly prohibited.
- RV water supply line valves must be closed before leaving your site for more than a 24 hour period.
- Swimming pools, wading pools, and hot tubs of any kind are prohibited in the park.
- Sewer-hose collars or approved sealed sewer connections are required at all times. Uncollared sewer hoses must not be used or inserted into the sewer pipe. Failure to remove sewer hoses or caps at the end of the season will result in a $25 charge.
- Wastewater must only be discharged into authorized receptacles and never onto the ground. The disposal of food waste, grease, diapers, sanitary napkins, tampons, personal wipes, or any non-biodegradable materials into the septic system is prohibited as these items can clog the septic system. Dumping chemicals into the septic system is discouraged as certain chemicals can disrupt the biological processes within the system.
- There will be an additional monthly charge for the use of certain appliances: $20 for internal washers, $10 for dishwashers, and $5 each for external freezers or fridges.
- Tenants are expected to moderate their use of electric heaters and air conditioners. These appliances must be turned off when the RV is vacant.
- The CRRV Park speed limit is 10 km/h and will be strictly enforced. There is zero tolerance for speeding.
- It is recommended that awnings be closed when leaving your site due to the risk of sudden, strong wind gusts, which can cause severe damage to your unit and pose safety hazards to others.
- Minor children must be supervised by an adult at all times and are not permitted to stay on the premises without adult supervision. Children are also not allowed to cross the Allison Creek bridge to the west side of the park (50+ area) unless accompanied by an adult or a guest/Tenant from that side.
- The use of firearms, lethal weapons, illegal drugs, and fireworks is strictly prohibited on CRRV Park property.
- The main park gate is in place for the safety and security of all tenants. The gate must remain closed at all times to prevent unauthorized entry. Tenants are responsible for ensuring the gate closes behind them when entering or leaving. Report any suspicious individuals or loitering near the gate to CRRV Park management or the RCMP.
- Safety hazard signs are posted where hazards exist and must be followed.
- Power pedestal covers must not be removed for any reason. Climbing on power boxes or pedestals is strictly prohibited.
Firewood Regulations
- Firewood from outside the province is not permitted
- The cutting of trees or deadfall on crown land south of the Park is prohibited without permission from the leaseholder.
- A Personal Use Forest Products permit may be purchased from the Alberta Government website.
- Firewood is also available for purchase at CRRV Park by contacting the Camp Host (sale times may apply and will be posted).
Waterbody Regulations
- Allison Creek and the Crowsnest River are regulated by Alberta Environment. Only foot traffic is allowed near these bodies of water; no motorized vehicles are permitted. Any violations will be reported to Alberta Environmental.
- The following activities are strictly prohibited due to CRRV Park’s operating license:
- Building dams or water obstructions
- Constructing bridges over the creek
- Operating water pumps
- Altering the creek bed by moving rocks
Vegetation Protection
- Tenants may not cut, defoliate, or remove any trees, bushes, or plants from the creek sides, within 30 feet of the creek banks, or anywhere on CRRV Park property.
Wildlife Protection
- To prevent attracting bears and wildlife:
- Never feed wildlife
- Bird feeders with seeds are prohibited
- Hummingbird feeders are allowed but must be stored securely at night
- Dispose of all garbage in bear-proof bins provided at the Park or in Coleman
- No food storage outside (including fridges, coolers, or pet food)
- No food should be left on barbeques
Waste Disposal & Recycling
- CRRV Park waste bins are not suitable for large items. Tenants must dispose of large items at regional landfills and recycle at municipal facilities (Coleman Sports Complex, Crowsnest/Pincher Creek Landfill).
- Hazardous waste items (e.g., batteries, propane tanks, paint, oil) must be disposed of at Alberta Hazardous Waste regulated facilities.
- The Blairmore Lions Club has provided an onsite recycling building for returnable cans and bottles, supporting community improvement efforts. Contributions are appreciated.
Crown Land Access
- When entering crown land, close and latch gates to prevent grazing cattle from entering the Park.
- CRRV Park and its tenants have been granted permission by the leaseholder to access the adjacent Crown Land. This access is a privilege, and all tenants must respect the property by adhering to all regulations and maintaining the land's natural state. Any misuse or disregard for these rules may result in the revocation of access rights by the leaseholder.
- Metered showers are available exclusively for CRRV Park tenants and their guests. The cost is three loonies for 5 minutes.
- Smoking, including the use of electronic smoking devices, is prohibited in the washhouse and all public areas. Cigarette butts must be disposed of properly, not discarded on the ground.
- The washhouse facilities are for personal hygiene use only, and everyone is responsible for keeping them clean and tidy. The washing of dishes or clothes in the washhouse is not allowed.
- Children are expected to be mindful of washhouse rules and maintain cleanliness while using the facilities. Parents/guardians should ensure that younger children are supervised as necessary to prevent messes or disruptive behavior.
- To ensure the comfort and privacy of all tenants, washhouse facilities are to be used in a respectful and appropriate manner. Engaging in inappropriate activities or behaviour within the washhouse is not permitted. Tenants and guests should use the washhouse that aligns with their personal identity, and respect the privacy of others while doing so.
Visitors
- Daytime visitors are limited to six per site, subject to reduction based on government regulations.
- Overnight visitors are limited to the RV's designed capacity or a maximum of six, whichever is lower. Guest overnight RV camping is allowed for a nominal fee, based on site availability and government regulations. Tenants must be present for guests to stay, and prior arrangements must be made with CRRV Park management.
- Visitors may only remain on the site while the Tenant is present.
Vehicles
- Due to infrastructure limitations, charging electric vehicles (including battery electric vehicles, plug-in hybrid electric vehicles, and hybrid electric vehicles) is strictly prohibited within the RV Park. The Park is not equipped to support electric vehicle charging, and violators may face penalties or immediate termination of their lease. Charging stations are available in both Coleman and Blairmore, so please plan accordingly if traveling with an electric vehicle.
- The operation of off-highway vehicles (OHVs) and unlicensed motorbikes is not permitted within CRRV Park. Designated parking areas are provided for off-road vehicles and boats; these must not be parked on the road, grass, or on your site.
- All motorized vehicles and bicycles must have a forward projecting light and rear-facing reflectors when used after dark.
Parking
- Vehicles must be parked on your assigned site or in designated parking areas; parking on grass, roads, or other sites is prohibited.
- Parking at the washhouse is reserved for tenants and visitors using the washhouse facilities.
- Additional parking for vehicles and visitors is available in three designated areas: one by the recycling building and one at each end of the 50+ side of the Park.
- Please respect handicap parking spaces marked with blue concrete bumper blocks.
- Pets are defined as domestic dogs, cats, birds, and other animals approved by CRRV Park management.
- Owners are legally responsible for any injury or loss caused by their pets. CRRV Park is not liable for injuries to pets, their owners, or others caused by any pet.
- A maximum of three pets per site is allowed.
- All pets must have current vaccinations and licensing.
- Pets must be restrained and under the owner's control at all times when outside the owner's RV.
- Dogs must be leashed and under the owner's voice command at all times when off the owner's site, with leashes (including retractable leashes) not exceeding 10 feet in length.
- Vicious or aggressive dogs are not permitted in CRRV Park.
- Uncontrolled barking, whether inside or outside the RV, is prohibited.
- Pet owners must respect others, both human and canine, by preventing their dogs from jumping on or interfering with other people or pets.
- Owners are responsible for ensuring their dogs do not dig holes in the park.
- Pet droppings must be immediately picked up and disposed of in designated trash receptacles.
- Neither pets nor pet food may be left outside overnight, as both are known attractants for wildlife.
- Pet fences are allowed but may not exceed 3 feet in height or wrap around the RV or site.
- With the exception of registered service animals, pets are not allowed in the washhouse. A pet post is provided for tethering your pet's leash while using the washhouse.
- No site (occupied or unoccupied) or common area between sites shall be used as a “Dog Run.”
- The property to the east of the RV Park and the property to the north of the RV Park are posted as "Private Property – No Trespassing." This must be respected at all times.
- Each site pedestal is numbered and must remain in place and visible at all times.
- All notifications must be posted on the community bulletin board attached to the south or east side of the recycling building. CRRV Park management approval is required prior to posting any other signs or notices within the Park.
- Tenants may not advertise, sell products or services, or operate a business from CRRV Park without prior approval from CRRV Park management. Designated days will be provided for home businesses.
